Welcome to today's YouTube For Realtors WALK AND TALK #76 - I have so many things going through my head every day about YouTube for Realtors that I just want to get it all out! I get asked so many questions everyday and coach so many agents it's time to answer all of those in depth, on my walk to the gym!

In todays episode I do a deep dive into This B-Roll will 100X Your Videos! and How to Master Map Videos. Are you struggling with B roll too much not enough how to do it? A question from Laura, "Hi, my name is Laura. I'm newly starting a real estate YouTube journey. First off, love the podcast. Thanks for all the advice you give away so freely. I have two questions, so the first question is what are your thoughts on B roll? How much B roll do you recommend including in your videos? Is it necessary for audience engagement and channel growth? Slash reach outs?"

In the past I was taught that we shouldn't have more than 8 to 10 seconds of ourselves on camera before something else needs to come up on screen. But that is too much B roll to find an edit. I'm not able to hide that part yet. A lot of the B roll was stats, numbers and titles. Then I started creating those vlogs that was back when I started figuring out how many times the cities were searched in YouTube. When Jesse and I started vlogging I got obsessed with editing YouTube video. So I went and watched all those YouTube videos on how to edit and they were drop it in B rolling second screens and all that kind of stuff and I just figured it out. Now I got better at it and what I ended up doing was shooting less of it. When we first started out, B roll can be one of our biggest headaches because like you mentioned, it's a lot of editing. And when we're out there, especially when you're like home grown in an area and you know all the spots, that's usually the worst people I got to try and coach because you are trying to get 500 clips in one video because you feel like you got to showcase everything. And so we leveraged my old B roll and it's going to kill this and that and people are starting to hate it and I would screenshot my analytics and I would say this video is actually performing number one out of the past ten the click through rate is 7.2%. Your thoughts on the thumbnails that's debunked and the average view durations up 10 minutes. We have to stop worrying about what we think in our perception, because yes, for a year and a half, two years sometimes for three years I've been using the same B roll. But these people come onto my channel. They watch one or all the videos. They get their value, then they bounce and then every day I'm getting hundreds if not thousands of brand new eyeballs of people who've never seen these videos a day in their life.

For the map videos ,you are not just going to random do it or randomly stumbling by. I label all my map videos, I put everything you need to know. The titles have massive influence on clickthrough rates as well people love it and they typically rank. If they typically rank, then that means that they are being discovered in YouTube and also recommended. So don't try and recreate this wheel of perfect perfection. Just go to zoom. Click on zoom share screen do map video. I don't care how you do it like people don't care about how perfect it is. I use ecam for Mac, it's the best. There's stream yard, there's loom(it is really cool). I've seen some loom videos where you just a little circle down. I would just use loom, at this point it's just like search how to shoot screen videos with and then type in your computer just focus on major areas.Then just hit them with your calls to action.
