So we're starting to see the market certainly change and a lot more properties coming to market. So we thought this podcast would be kind of timely to talk around the 10 mistakes to avoid when selling your home. So gonna just run through what we see on a daily basis where a lot of agents and sellers also make just a lot of mistakes. So, look, our homes are our biggest investments. We know how much sweat money we put into our home. And we certainly don't want to make any mistakes when it is time to sell. So selling your home can be a very stressful experience. But we can also make it a lot less if we prepare our home for sale in the right way to avoid making some really common mistakes. And I'll go through those.
So the following are some of the most common mistake homeowners make when they're selling their home. Number one overpricing your home. See this on a daily basis. So, setting an unrealistic price is the most common mistake homeowners make when selling their property. If you set the price too high, this can limit the number of interested buyers and may cause your home to sit on the market for an extended period. We all know the longer the home sits on the market the less you generally will always take that has not changed in the history of selling real estate so it will hurt your chances of making a sale because if your house is on the market for too long, buyers begin to think what's wrong with it. Why doesn't anyone else want to buy it because you know humans really base a lot of things on social proof. So to come up with a realistic asking price. We recommend that sellers research comparable homes in their local market to give them an idea of what their property is actually worth and you can do this online or by also visiting open homes. Number two ineffective marketing when it comes to selling your home you can't afford bad marketing and internet listing with a good write up nice script clear, crisp photos can go a long way to enticing your buyers adding a video drone floorplan with measurements.
